Will An Ensuite Add Value To Your Property?

I am planning for a loft conversion. Should I go for an ensuite? Is it worth it?

This is one of the main questions that pops out of your mind when you think of a loft conversion. What happens if you go for it and there is not much value in adding an ensuite! You will be in an awkward position then.  Well, we have some good news for you.

Yes, an ensuite does add value to the loft conversion, and your home as a whole!

Sound’s good, isn’t it?

Well, we are going to explain how this happens and how this is true.

According to a survey by the Nationwide Building Society, an ensuite loft conversion can add up to 5% to the value of your home. In simple terms, 5% may not sound much but when you calculate, you can easily whip off a neat £13,000, and if you are living somewhere in London, then you can consider pocketing £30,000.

Do you really need this home improvement?

This is a tricky question tough. As loft conversion specialists, many of our clients opt for an ensuite and we understand why. But remember, there are some things that ought to be considered. If you plan for a home improvement, just for the sake of increasing the value of your home, then you must be well aware of the technical requirements.

This is one tricky procedure that may give you enough value and at the same time, very less value. For instance, adding an ensuite to a two bedroom house will definitely add value to your home. However, there is no point in adding an ensuite to a house that already has 5 bedrooms with bath. The ensuite will sound ‘out of place’. We don’t mean to say, it will not add value at all, but not what you expect.

What about space?

Well, space always plays a crucial part in home improvements, and that too the ones concerning ensuite. Remember, it is not a rule that only lavish bedrooms can have an ensuite. Rooms with moderate size can easily accommodate an ensuite. The choice of interiors matter in this case. The simple they are, the more luxurious you feel. However, if you plan to include a bathtub, then it may take up more space. There is always an option of checking the possibilities with us. Our surveyors can give you the answer straight away.

Interiors; What should you add?

As the name suggests, ensuite is purely for luxury. You can include anything that fits the statement of luxury. In our suggestion, simple interiors work best. Gold plated faucets are a strict no-no especially if you are planning for a wide reach, while selling your home. Remember, the trick is to make the prospective buyers, feel at home. If they want to redo the entire ensuite, then it is a total waste, and you have not achieved anything out of it. Choosing a neutral colour scheme will work wonders. Some things can be very inexpensive but at the same time add a very rich feel, for instance, power showers.
